Vancouver saw the price of new housing fall 1.4% in the 12 months to June, Statistics Canada announced August 14.

This decline, which takes into account the total price of both house and land, gives the city the second-largest drop in Canada after Chalottetown, where the price fell 1.5%.

In Vancouver, the drop was due almost entirely to a decline in house-only prices, which fell 2.1%, while the price of land remained stable.

The drop in Vancouver prices was in contrast to a 1.5% increase Canada-wide over the same period.

The price of new housing in Calgary soared 7.3%, giving it the biggest increase in the country over the period. This consists of an 8.8% jump in house-only prices and a 4.3% rise in land prices.

Compared with May, prices in Vancouver were down 0.1%. Month-to-month, the biggest driver in the national gain was in Ontario, where an overall gain of 1.9% consisted of a 2.5% increase in house-only prices and 0.3% growth in land prices.

For the purposes of this survey, Statistics Canada takes into account single dwellings, semi-detached houses and row houses. The values used do not include GST or HST.
