Vancouver’s industrial real estate market just marked an important milestone. This spring, Wesbild officially completed Marine Landing–its ambitious stacked industrial and office strata project in South Vancouver.

With over 240 units across two six-storey buildings, Marine Landing is now fully built, cementing its place as one of the largest industrial strata developments within city limits, offering a rare opportunity for business owners to own, rather than lease, their workspace. 

And businesses are responding, from architecture firms and notaries to manufacturers and medical professionals. More than 130 companies have made Marine Landing their new home, with many either already moved in or starting the process of building out their new space.

Built for business growth

Located at Manitoba Street and SW Marine Drive, Marine Landing is strategically placed near SkyTrain, Highway 99, downtown Vancouver and the airport. A powerful draw in a market where industrial land is scarce and zoning is tight.

For entrepreneurs like Jonathan Wong, owner of Marine Landing Notary Public, location and ownership were key.

“I’ve always wanted to own and now I’m paying just a little more than I would for rent,” he says. “Not having the threat of eviction—and having the space to grow—makes all the difference.”

The same holds true for Derek Newcombe, who outgrew his 400-square-foot home studio for his custom marine upholstery business. His new 1,200-square-foot industrial unit at Marine Landing offers space for expansion, automation and direct access to Vancouver’s marinas.

“I didn’t want to be pushed out to the suburbs,” said Newcombe. “There just aren’t many options like this left in the city.”

Marine Landing redefines what industrial space can be. The lower four floors in each building are designed for light industrial use, while the upper two floors offer office spaces ranging from 600 to 34,000 square feet. Units are equipped with features like freight elevators, roll-up garage doors and underground parking. Amenities include an extensive rooftop patio with a dog park, a fitness centre, end-of-trip cycling facilities and social lounges.

A hub for collaboration

The blend of form and function is drawing a diverse group of users. MGBA architecture is relocating its Mount Pleasant offices to Marine Landing, joining a number of its consulting partners under one roof.

“Marine Landing is quickly becoming a hub of like-minded businesses,” says MGBA principal Christopher Gowing. “It’s a new neighbourhood in the making—just like what we saw unfold in Mount Pleasant over the past decade.”
